COUNTRY:
Good quality country with:
- Approximately 50% heavier grey/black soils adjoining the Bogan River with timber types being Coolibah, Dogwood and Belah, being medium to open timbered grazing.
- Approximately 50% lighter grey/chocolate soils with a mix of Myall, Whitewood, Leopardwood and Rosewood. This country is more naturally open with a beneficial mix of timber.
- The property has a current PVP over the whole area.
- The property is all currently grazing with no cultivation with the carrying capacity of 1,500ewes or 150 cows in an average season or 2,000 ewes or 200 cows in better seasons.
- The country grows a mix of grasses and herbages, including Silver Burr (Goat Head), QLD Blue Grass, Neverfail, Clover Herbage, Lambs Tongue and Pigweed.

WATER:
- 4km of frontage to the Bogan River. The river has a large waterhole that never went dry in the previous droughts.
